What are your management contract terms?
Our contract terms are straight forward. We don’t like long contracts ourselves so we don’t want to lock our customers into long contracts. If you want to cancel, a notice period of 1 calendar month applies. The cancellation must be made in writing.
How do you find the right rate?
Rates are based on many factors. The location, the interior and much more. We use dynamic pricing and advanced data models to calculate the most competitive pricing for your property.
What occupancy rate can I expect
Occupancy rate depends on many factors. The amount of vacation homes in Central Florida is not comparable to, for example, North Carolina. There is much more competition here. We do everything we can in terms of rates, but also advice with regard to furnishing, looks and advertising to make your home a success.
I do my own bookings, can you also manage my house?
It is possible to make bookings yourself. However, our experience is that we have the fewest problems with bookings that we have placed ourselves. Most of our clients leave the entire management including bookings to us.
Do you take care of licensing?
Yes we can! In addition to a Sales and tourist license, every vacation rental property also needs a hotel license. We can take care of this for you.
How do you communicate?
One of the many things that makes owners and guests appreciate us is the (fast) and open way of communicating. We use different communication channels to communicate with our owners and guests. It's in our blood, so to speak.
How do you handle property damages?
Fortunately, damage caused by guests on our own bookings happens sporadically (another good reason to let us do the bookings). In the event of damage, we can invoke the damage waiver that is mandatory with every booking. Sometimes we also require a security deposit in addition to the damage waiver.

What do you charge for cleaning costs
Cleaning costs are based on the size of the house and number of bedrooms. We do not have a standard cleaning fee.
